About Us

Sandi Anders and David Yarian are a husband-and-wife team based in Nashville, TN. David is a psychologist in private practice; Sandi teaches private yoga and maintains a coaching practice. We divide our time between Florida and Nashville.

And – we are real estate investors who enjoy the challenge of finding the highest and best usage for a property. We’ve rehabbed houses, rented duplexes and apartment buildings, and own investment properties in several states.

Since we have vacationed for many years in the Emerald Coast area (and love it!), it was a natural to look here for real estate opportunities. Prices have moved downwards since the market peak in 2005, so we’ve been able to purchase several fine properties from quality builders.

We strongly believe that Fractionals are an idea whose time has come! With the average vacation home being used by its owners only 4-6 weeks in a year, it makes good sense to move to a shared ownership concept.

Fractional ownership is gaining popularity around the country, with ski resorts and vacation properties on the West and East coasts leading the way. It’s been a common practice in Europe for many years. Now it is increasingly popular for executive jets, luxury automobiles, and yachts to be fractionally owned. It’s common sense to spread the cost of ownership of these expensive items among several owners, so that all can benefit at a more reasonable cost.

When we found Abaco Rose last year, we knew it was a rare treasure! Brand new, with stunning design, elegant yet casual luxury, sweeping Gulf views from the top floors, beautiful furnishings – and, as they say, location, location…. We’ve spent the last six months preparing it for fractional ownership, fine-tuning the furnishings, décor and amenities and setting up the Property Management so that it is completely equipped and perfectly suited for shared ownership and enjoyment.

Now we’re making this exceptional beach home available to a small group of like-minded Owners who want to enjoy the fun and beauty of the Emerald Coast, and who expect the most value for their money - with minimal responsibility for upkeep and maintenance.

Just imagine – you are sitting on the third floor balcony of the Tower Room watching the sun slowly sink over the Gulf of Mexico. The infinite shades of blue-green water are slowly liquefying into gold and sapphire as the orange ball drops lower in the sky. Flights of pelicans are inbound, wings outstretched as they glide across the water. You have a cool drink in your hand, and feel relaxed and aglow from a day of fun in the sun and water.
